Moving to Georgetown, TX?

Planning a move to Georgetown, Texas? Whether you're relocating from another state, moving within Central Texas, retiring to the area, or simply exploring whether Georgetown is right for you, this guide will help you get to know the community before you make your move.

Georgetown combines historic small-town character with easy access to the greater Austin area, along with a wide range of neighborhoods, new construction, golf communities and 55+ Communities.

Having relocated to Georgetown myself, I understand that choosing a home is only part of the decision. The neighborhood, commute, amenities, taxes, HOA, lifestyle and long-term value can be just as important.

Below, I'll walk you through some of the key things to consider when moving to Georgetown, TX — and help you narrow down which part of Georgetown may be the best fit for you.

Why Is Georgetown So Popular?

Georgetown offers something that's becoming harder to find around Austin — a genuine sense of community without giving up convenient access to the amenities and opportunities of a major metropolitan area.

Historic Downtown Georgetown is a big part of that appeal. The Square, centered around the Williamson County Courthouse, is home to locally owned restaurants, shops, entertainment and community events throughout the year. It gives Georgetown a character and identity that feels very different from many newer suburban areas.

Housing choices are equally varied. You'll find established neighborhoods with mature trees, newer master-planned communities with extensive amenities, golf course homes, larger homesites, new construction and some of Central Texas's best-known 55+ communities. That variety makes Georgetown attractive to everyone from young families and professionals to retirees.

For those who enjoy being outdoors, Georgetown also offers parks and trails, the San Gabriel River, Lake Georgetown and numerous golf courses. At the same time, continued growth has brought an expanding choice of restaurants, shopping, healthcare and everyday conveniences.

And with Austin approximately 30 miles south, Georgetown provides access to the wider Austin employment and entertainment market while maintaining its own distinct identity and a slightly more relaxed pace of life.

Which Georgetown Neighborhood?

Choosing where to live in Georgetown often comes down to the lifestyle you want as much as the house itself. Different parts of the city offer very different experiences, so there isn't one neighborhood that's right for everyone.

You can choose from established neighborhoods with mature trees, newer master-planned communities with extensive amenities, golf course communities, 55+ active-adult communities, new construction developments, larger homesites and neighborhoods convenient to historic Downtown Georgetown.

Your priorities might include golf, schools, commute time, community amenities, HOA fees, property taxes, lot size, newer construction or simply being close to the restaurants and character of Georgetown Square.

As a local REALTOR®, I can help you compare Georgetown's communities based on what matters to you — and then identify the homes and neighborhoods that best fit your lifestyle, budget and plans.

New Construction

Georgetown continues to grow, giving buyers a wide choice of new construction from national, regional and local builders across a variety of communities and price points.

I can help you compare builders, communities, incentives, available inventory and build options — and represent your interests throughout the process. The builder's sales representative works for the builder; having your own REALTOR® gives you someone focused on your side of the transaction.

Established Communities

Georgetown's established neighborhoods offer something different from newer developments — mature landscaping, distinctive homes, larger lots in some areas and communities that have developed their own character over time.

From neighborhoods close to historic Downtown Georgetown to established master-planned communities, I can help you compare locations, home values, HOA considerations, amenities and available properties to find the right fit.

Cost of Living, Property Taxes & HOAs

When comparing homes in Georgetown, it’s important to look beyond the purchase price and consider the total cost of owning the property.

Property taxes can vary between Georgetown communities depending on the taxing jurisdictions and any special districts that apply. HOA fees, homeowners insurance, utilities and other community-specific costs can also vary considerably, particularly when comparing established neighborhoods with newer master-planned communities.

Two similarly priced homes can therefore have very different monthly and annual ownership costs. I can help you compare these expenses so you understand the bigger financial picture before making a decision.

Mark’s Tip: Don’t just ask, “What does this home cost?” Ask, “What will this home actually cost me to own?”

Location & Getting Around

Georgetown is approximately 30 miles north of Downtown Austin, with I-35 providing the main north-south connection through Central Texas and SH 130 offering an alternative route for reaching other parts of the Austin metro area.

Where you live within Georgetown can make a noticeable difference to your daily routine. Access to I-35, SH 130, major employers, healthcare, shopping and Downtown Georgetown can vary considerably depending on the community you choose.

If commuting or regular travel is important to you, I can help you compare communities based not just on the home itself, but on how well the location fits the way you actually live.

Mark’s Tip: A home can look perfect online, but location is something you live with every day. Consider your regular journeys before deciding which part of Georgetown is right for you.

Living in Georgetown

Georgetown combines historic character, outdoor recreation and modern conveniences in a way that gives the city a distinctive Central Texas feel. The historic Downtown Square is a focal point for locally owned restaurants, shops, live entertainment, festivals and community events throughout the year.

For outdoor recreation, Georgetown offers an extensive network of parks and trails, including the San Gabriel River trails, along with Lake Georgetown for boating, fishing, hiking and time on the water. Golfers have several courses and club communities to choose from, while shopping, dining and everyday services continue to expand as the area grows.

One of Georgetown’s advantages is the variety of lifestyles available within the same area. You can live close to the activity of Downtown, in an established tree-lined neighborhood, a golf community, an active-adult community, a newer master-planned development or farther out where larger homesites are available.

Mark’s Take: Georgetown has grown considerably, but it hasn't lost the character that makes it feel different from simply being another Austin suburb. When choosing where to live, I think the key is finding the part of Georgetown that gives you the lifestyle you want — not simply finding the house you like.

Healthcare in Georgetown

Access to healthcare is another important consideration when choosing where to live, and Georgetown offers a growing range of medical services close to home.

St. David's Georgetown Hospital provides 24-hour emergency care along with services including surgery, orthopedics, rehabilitation, stroke care, maternity and critical care. Baylor Scott & White Health also has multiple locations and services in the Georgetown area, including primary care and specialty care.

Additional hospitals, specialists and medical facilities are available nearby in Round Rock and the wider North Austin area, giving Georgetown residents access to an even broader range of healthcare services.

Mark's Tip: If convenient access to a particular hospital, doctor or specialist is important to you, factor that into your community search. Where you live within Georgetown can make a significant difference to everyday travel.

Utilities & Everyday Services

When moving to Georgetown, it's worth knowing that utility providers can vary depending on the location of the property. Not every home with a Georgetown address receives electricity, water or wastewater service from the same provider.

Electric service may be provided by Georgetown Utility Systems, Pedernales Electric Cooperative (PEC) or another provider depending on the service territory, while water and wastewater service can also vary by location.

Internet availability, trash and recycling arrangements can also differ, particularly when comparing homes inside the city with properties in surrounding communities.

Mark's Tip: Before buying a home, verify the actual utility providers for that specific address rather than assuming they'll be the same as another Georgetown property. Utility costs and services are another part of understanding what a home will really cost to own.

Moving to Georgetown: A Quick Checklist

✓ Compare the total cost of ownership — property taxes, insurance, HOA fees, utilities and any applicable special-district costs.

✓ Test your regular journeys — consider access to work, I-35, SH 130, healthcare, shopping and the places you'll visit most often.

✓ Verify utilities for the specific address — providers and services can vary across the Georgetown area.

✓ Understand the HOA and community costs — review fees, amenities, restrictions and what is actually included.

✓ Compare new construction with resale — incentives and warranties can be attractive, but taxes, upgrades, lot premiums and timelines matter too.

✓ Think about the community as much as the house — lot size, amenities, location, home styles and neighborhood character can affect how much you enjoy living there.

✓ Plan your current-home sale early — if you need to sell before buying, coordinate the timing, financing and closing strategy before you start making offers.

✓ Ask questions before making a decision — online listings only tell part of the story. Local knowledge can help you understand the things that aren't obvious in the photos.

Mark's Tip: Make a list of your must-haves, nice-to-haves and deal-breakers before you start seriously looking at homes. It makes comparing Georgetown communities—and individual properties—much easier.

Buying in Georgetown

Buying a home in Georgetown starts with understanding which part of the area best matches your lifestyle, budget and long-term plans. Options range from established neighborhoods and golf communities to new construction, 55+ communities and properties with larger homesites.

If you're relocating from outside Central Texas, I can help make the process easier before you ever arrive — narrowing down communities, comparing the true costs of ownership, identifying suitable properties and arranging focused property tours when you're ready to visit.

If you can't be here in person, technology makes much of the process possible remotely. I can provide virtual property tours, discuss what I'm seeing beyond the listing photos, coordinate inspections and help keep you informed throughout the transaction.

Most importantly, I represent your interests throughout the purchase — from choosing the right property and negotiating the offer through inspections, appraisal and closing.

Mark's Tip: Don't start with the house. Start by identifying the right area, understanding the costs and deciding what matters most to you. Once we have those pieces right, finding the right home becomes much easier.

Selling Before You Move

If you need to sell your current home before moving to Georgetown, coordinating the timing of two transactions, financing and the move itself can be one of the most challenging parts of relocating.

Having spent years helping buyers and sellers through relocation moves, I understand the importance of planning the sale and purchase together rather than treating them as separate transactions. Timing, contingencies, closing dates and your available funds can all affect what makes sense.

If your current home is outside Central Texas, I can help connect you with an experienced real estate professional in your area while I handle the Georgetown side of your move. We can then work together to help keep both transactions coordinated.

Mark's Take: A successful relocation isn't simply about selling one house and buying another. It's about getting the timing right so you can move from one to the other with as few surprises as possible.

Need to sell a Georgetown home before your next move? I can also provide a personalized analysis of your home's current market value and what you could realistically expect to walk away with after the sale.
