Knowing what your home could sell for is important. But for most homeowners, there's another number that matters even more:

What could you actually walk away with after the sale?

Your home's selling price and your bottom line aren't the same thing. To estimate your potential proceeds, we need to consider your likely sale price together with your mortgage payoff and the expenses associated with selling your particular property.

That's why I prefer to look at both numbers with my sellers: what your Georgetown home could realistically sell for and what that could mean for you financially after the sale.

Whether you're considering relocating, downsizing, buying another home or simply deciding whether selling makes financial sense, understanding your potential bottom line can help you make a much more informed decision.

From Sale Price to Your Bottom Line

The amount you walk away with starts with your home's sale price, but several other numbers determine your estimated net proceeds.

Likely Sale Price
The price we realistically expect your home to sell for based on your property, comparable sales, current competition and market conditions.

− Mortgage Payoff
The amount required to pay off your existing mortgage and any other liens secured against the property.

− Estimated Selling Expenses
These may include title and closing costs, agreed real estate compensation, seller concessions, HOA-related charges and other expenses applicable to your transaction.

± Other Transaction Adjustments
Property taxes, agreed repairs, credits and other transaction-specific items can also affect the final amount.

= Your Estimated Net Proceeds
This is the number we're ultimately trying to understand: approximately how much money could be available to you after your home is sold and the applicable costs are paid.

Mark's Take: Two homes that sell for exactly the same price can leave their owners with very different bottom lines. That's why your potential sale price is only half of the conversation.

What Costs Should I Expect When Selling?

Every home sale is different, so there isn't one percentage that accurately represents what every Georgetown homeowner will pay to sell.

Depending on your property and the terms of your eventual contract, your selling expenses may include:

Mortgage & Other Payoffs
Any outstanding mortgage balance or other liens secured against the property will generally need to be satisfied at closing.

Title & Closing Costs
There may be title-related charges, escrow fees and other closing expenses associated with transferring the property.

Real Estate Compensation
Broker compensation is negotiable and will depend on the agreements and terms associated with your particular sale.

Buyer Concessions
Depending on the offer and negotiation, a buyer may request assistance with certain closing costs or other concessions.

Other Transaction-Specific Expenses
Every property and transaction is different, which is why I prefer to estimate costs based on your home and likely selling scenario rather than relying on a generic online percentage.

Mark's Take: The goal isn't simply to estimate what it costs to sell. It's to understand those costs before you make important decisions, so there are fewer financial surprises later.

 

What Might Your Bottom Line Look Like?

Here's a simple example of why the selling price alone doesn't tell you how much you'll actually walk away with.

Imagine a Georgetown homeowner sells for:

Sale Price: $500,000

From that amount, we would then account for things such as:

− Mortgage Payoff
− Title & Closing Costs
− Agreed Real Estate Compensation
− Any Seller Concessions
− Repairs or Credits, if applicable
± Property Tax, HOA and Other Closing Adjustments

= Estimated Net Proceeds
The important point is that I wouldn't simply apply a generic percentage to the $500,000 sale price and tell you that's your answer.

Your mortgage balance, negotiated terms and property-specific expenses can materially change what you actually receive.

That's why I'll prepare the numbers using your home and your circumstances. We can even compare different scenarios—for example, what your estimated proceeds might look like at different sale prices or with different offer terms.

Mark's Take: An extra $10,000 in sale price doesn't necessarily mean an extra $10,000 in your pocket. Let's compare offers and selling strategies by what they actually mean to your bottom line.
